The Citizen’s 4-Point Inspection is a Florida-specific insurance inspection that looks at 4 major systems on a property: Roof, Plumbing, Electrical, and HVAC. 

Florida real estate investors often run into problems when a property has deficiencies on the 4-point inspection, but the seller is unable or unwilling to make the necessary repairs. This leaves the buyer in a situation where they are unable to bind insurance coverage for closing. 

But there’s almost always a way to get to closing with 4-point inspection issues!
