Fees & Requirements

Application Fee: There is a $40 application fee and each adult must complete a separate application.

Security Deposits: Security deposits are normally equal to one month’s rent, except as noted below*.

Tenant Screening Requirements:

Your application will be used to conduct a background screening and credit check.

In order to qualify for one of our rental properties, prospective tenants must have:

1. An active email address.

2. Gross monthly household income of at least 3 times the monthly rent for the property you’re applying for, verified by recent pay stubs or bank statements*.

3. Acceptable credit check, background check, and evictions check verifying the following:

a. 600+ credit score* (may differ for some properties)

b. Acceptable credit history and payment/collections history*.

c. No evictions*.

d. No recent serious criminal offenses. Pursuant to guidance from the U.S. Department of Housing and Urban Development, applicants with recent criminal convictions for conduct that indicates a demonstrable risk to the safety of our residents and/or properties may not be approved. 

*Minor deficiencies in one of these three areas (such as a 550-599 credit score, or a very old eviction) may be considered on a case by case basis if there are mitigating factors and all other areas are satisfactory. We reserve the right to require additional deposits and/or advance rent in such cases.

In order to comply with Fair Housing laws, applications are processed in the order in which they are received, on a “first qualified” basis.
