Fees & Requirements
Application Fee: There is a $25 application fee and each adult must complete a separate application.
Security Deposits: Security deposits are normally equal to one month’s rent, except as noted below*.
Tenant Screening Requirements:
Your application will be used to conduct a background screening and credit check.
In order to qualify for one of our rental properties, prospective tenants must have:
1. An active email address and the ability to pay rent online via our tenant portal.
2. A checking/savings or other account with a routing/transit number and account number for EFT payments (if you do not have a traditional bank account, most pre-paid debit card providers such as Amscot can provide this info upon request).
3. Gross monthly household income of at least 3 times the monthly rent for the property you’re applying for, verified by recent pay stubs or bank statements*.
4. Acceptable credit check, background check, and evictions check verifying the following:
a. 600+ credit score*
b. Acceptable credit history and payment/collections history*.
c. No recent serious criminal offenses*.
d. No evictions*.
*Minor deficiencies in one of these three areas (such as a 550-599 credit score) may be considered on a case by case basis if there are mitigating factors and all other areas are satisfactory. We reserve the right to require additional deposits and/or advance rent in such cases.
